Residential Selling

Selling your house or property doesn’t have to be a complicated process. When working with Black Swan Settlements, this process is made simple through the help of our experienced team members, so you can focus on moving out of your house and on to the next stage in your life.

Here we have outlined the key steps in the settlement process to ease you into buying your first home:

Accepting an Offer

  • Once you have put your house on the market and received an offer, it is time to accept that offer, or potentially make a counteroffer. At this time, when accepting the offer, contact our team to book an appointment and receive a quote. Once you have accepted the offer, the documents will be sent to us by your real estate agent, and we will contact you once we have received the offer.

Negotiating Conditions

  • The buyer of your property may need to fulfil certain conditions for the contract of sale to be made unconditional. The buyer may need to receive financial approval from their bank or conduct a termite or building inspection on the property. You can liaison with your real estate agent as to when these inspections occur. Once both you and the buyer are satisfied with these conditions, the contract becomes unconditional, and the transfer can continue.

Pre-Settlement

  • Before the settlement day arrives, we will contact the relevant government agencies, such as the local shire, the Water Corporation, and the State Revenue Department. These agencies will advise us on the rates and fees associated with your property.
  • Our team will inform your bank of the settlement date and arrange a time and place for the settlement to be finalised. We will also provide them with the paperwork to prepare your new mortgage and discharge any existing mortgages.

Settlement

  • When the settlement day arrives, all participating parties in the settlement will arrange a time and method to exchange all financial and legal documents.
  • A member of our team will notify you when the settlement has been completed and the property is officially transferred.

Post-Settlement

  • Your real estate agent will arrange with you to transfer the keys to the house or property.
  • We will advise you to change your postal address and finalise your insurance and utilities if necessary.
