Buying a home is an exciting venture, and possibly the most expensive purchase you will make in your life. It is important that one of our experienced team members guides you through this process and ensures that the transfer of property goes as smoothy as possible.
Here we have outlined the key steps in the settlement process to ease you into buying your first home:
Submitting an Offer on Your House
- Once you have found your dream home, it is time to submit an offer to the seller’s real estate agent. While you are preparing your offer, contact our team to book an appointment and receive a quote. If your offer is accepted, your contract will be sent to us by your real estate agent, and we will contact you once we have received your contract
Organising Finances
- If you are planning to make a cash offer for your house, you can now start to make arrangements for these funds to be transferred.
- If you are organising your finances through a lender, you can begin arrangements with your bank or financial institution. The name, amount, and date that the funds are to be transferred should be provided to us, as well as confirmation once you have received unconditional approval. We will start preparing all the relevant documents and inform your lender of the settlement date.
Pre-Settlement
- Before the settlement day arrives, we will contact the relevant government agencies, such as the local shire, the Water Corporation, and the State Revenue Department to inform them that you will soon own the property. These agencies will advise us on the rates and fees associated with your property.
- We will provide you and your bank with a Transfer of Land document, settlement statement, and organise a time and place with your bank and the other involved members to finalise the settlement.
Settlement
- When the settlement day arrives, all participating parties in the settlement will arrange a time and method to exchange all financial and legal documents.
- A member of our team will notify you when the settlement has been completed and the property is officially yours
Post-Settlement
- Your real estate agent will hand you the keys to your brand-new home.
- We will advise you to change your postal address and finalise your insurance and utilities.
- Within approximately six weeks, we will provide you with a search of the Certificate of Title, ensuring that the property title has been transferred to your name.
